Updated October 2026

An eligible Iowa military buyer may combine VA financing, a $5,000 Military Homeownership Assistance grant, and qualifying property-tax relief. These benefits solve different problems: VA financing shapes the mortgage, the grant helps with eligible purchase costs, and tax exemptions can reduce ongoing ownership expenses.

Start with VA eligibility and entitlement

VA loans can offer no down payment for eligible borrowers and do not require monthly mortgage insurance. With full entitlement, there is no VA-imposed county loan limit, although the lender still evaluates income, credit, the appraisal, and the requested amount. Partial entitlement can change the down-payment calculation.

A VA funding fee may apply unless the borrower qualifies for an exemption. Some borrowers receiving qualifying service-connected disability benefits are exempt; confirm the documented status rather than assuming every veteran pays the fee or every disability rating eliminates it automatically.

Compare the full loan structure in our Iowa mortgage options guide. Zero down payment does not mean zero closing costs, inspection expenses, or cash reserves.

Layer the $5,000 military grant carefully

Iowa’s Military Homeownership Assistance Program provides a $5,000 grant to eligible applicants and can be stacked with IFA loans. Availability depends on funding and program approval, so ask a participating lender to check eligibility before relying on the money in an offer.

The Iowa Finance Authority publishes the military program and FirstHome and Homes for Iowans requirements. An eligible IFA transaction may also offer the $2,500 Down Payment Grant or the 5% second-loan option. Confirm the permitted combination for your specific mortgage.

The second loan carries zero interest and no monthly payment, but repayment becomes due at sale or refinance. Read our IFA assistance guide and request a closing worksheet listing each grant and loan separately.

Apply separately for property-tax benefits

Iowa’s Military Property Tax Exemption and Disabled Veteran Homestead Tax Credit are distinct benefits. The disabled-veteran credit can eliminate qualifying homestead property taxes for eligible veterans or qualifying surviving spouses, but it is not available merely because someone has any disability rating.

Check the Iowa Department of Revenue for eligibility categories, required documentation, and filing instructions. Ask the county assessor which applications are necessary and when approved relief will appear on the tax bill.

Until approval is reflected in the lender’s tax estimate, budget conservatively. Iowa taxes are paid in arrears in September and March, and escrow collections may not immediately reflect a newly approved benefit.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
