Updated October 2026

Iowa down payment assistance can reduce the cash needed to buy, but the most useful comparison is not simply which program provides the largest amount. FirstHome and Homes for Iowans pair eligible mortgages with assistance that either stays a grant or becomes debt repayable later.

Choose the appropriate IFA mortgage program

FirstHome focuses on eligible first-time buyers, with program-defined exceptions. Homes for Iowans accommodates both repeat and first-time buyers, with an income limit around $183,960 under the stated program framework. Confirm current limits, household-income treatment, purchase-price requirements, and property eligibility with an IFA participating lender before making an offer.

The Iowa Finance Authority is the official starting point for program details. Ask the lender to compare the IFA mortgage with an otherwise similar loan without assistance, including interest rate, mortgage insurance, fees, and total cash required.

Compare the grant and second loan

Assistance choiceImmediate benefitFuture obligation
$2,500 Down Payment GrantReduces eligible upfront costsNo scheduled loan repayment; grant conditions still apply
5% Second LoanProvides assistance based on the program’s calculationZero interest, no monthly payment; due at sale or refinance
$5,000 Military Homeownership Assistance grantAdditional assistance for qualifying military householdsSeparate eligibility and funding requirements

The grant and 5% second loan are alternative assistance paths, not automatically two benefits received together. Ask exactly which loan amount determines the 5% calculation and request the second-loan documents before closing.

For example, 5% of a $250,000 qualifying base is $12,500. That can address a larger cash shortage than $2,500, but it remains a liability. A refinance can trigger repayment even when you are keeping the house. Include that payoff when using the refinance savings calculator.

Stack military assistance and prepare your budget

Eligible buyers can stack the $5,000 Military Homeownership Assistance grant with IFA financing, subject to approval and available funds. Military status alone does not establish eligibility; document service and occupancy requirements early. See our Iowa VA and military assistance guide.

Assistance does not eliminate taxes, insurance, inspections, or all closing costs. Request an itemized cash-to-close estimate showing each funding source separately. The Consumer Financial Protection Bureau explains how Loan Estimates and Closing Disclosures reveal the difference between assistance received and the money you must bring.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
