Updated October 2026

Shopping Waukee, West Des Moines, Clive and Urbandale means comparing more than suburban addresses. Several communities cross county boundaries, and a mailing address does not establish the property’s school district or consolidated levy. Two similarly priced homes can create meaningfully different escrow requirements.

Compare parcels, not county reputations

Dallas County is not automatically cheaper or more expensive than Polk County. The useful comparison combines assessed value, the statewide residential rollback, local levies, exemptions and any temporary abatement.

Iowa’s residential assessment limitation generally places about 46%–47% of assessed market value into the taxable-value calculation before exemptions. The applicable percentage changes by assessment year. The Iowa Department of Revenue provides the statewide framework; county parcel records supply the local inputs.

Run each finalist through the monthly payment calculator using separate tax and insurance estimates. Include homeowners association dues, even when those dues are paid outside escrow.

New subdivisions need a completed-home budget

A builder’s available tax bill may describe vacant land or a partially completed house. That is not a reliable estimate of the long-term payment. Request a completed-home assessment estimate and identify whether nearby comparable homes share the same taxing district.

Also budget for expenses that may not appear in the purchase contract: window coverings, landscaping, appliances and association initiation charges. When evaluating builder financing incentives, compare the rate, discount points, lender fees and required purchase terms together. The Consumer Financial Protection Bureau explains how to compare Loan Estimates consistently.

Choose financing before choosing incentives

The 2026 baseline conforming limit is $832,750 throughout Iowa, so crossing from Polk into Dallas County does not increase that limit. A larger purchase can still fit conforming financing when the down payment reduces the loan amount sufficiently.

Homes for Iowans serves eligible repeat buyers as well as first-time purchasers, with an income ceiling around $183,960 under current program parameters. Check the Iowa Finance Authority for the applicable limits and assistance structure.

Compare today’s rates with identical loan amounts and lock periods. A temporary builder incentive should complement—not replace—a sustainable payment after taxes, insurance and association charges are fully reflected.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
