Iowa Radon Mitigation, Wind/Hail Insurance Deductibles and Basement Foundation Checks — Iowa Home Unpacked
Updated October 2026
An Iowa house can have a freshly painted basement and a newer-looking roof while still carrying expensive risks. Radon, hidden water intrusion and wind/hail insurance deductibles affect different parts of the ownership budget. Evaluate them separately before turning an inspection report into a repair request or removing a contingency.
Test radon and trace basement moisture
Radon cannot be identified by smell or appearance. Arrange a properly conducted test even when neighboring homes have mitigation systems or the seller reports a previously acceptable result. If a system is installed, inspect its components and request post-installation testing records rather than treating the fan as proof of performance.
For basement moisture, look beyond whether the floor is dry during the showing. Check grading, downspout discharge, foundation cracks, efflorescence, sump equipment and signs of concealed repairs. Ask when water last entered and what conditions caused it.
- Distinguish an active leak from staining left by a corrected problem.
- Identify where drain tile and sump discharge lead.
- Check backup power and pump maintenance history.
- Obtain specialist evaluation for displacement, bowing or other structural concerns.
Drain tile manages water; it does not repair every foundation defect. A structural repair and a waterproofing proposal may solve different problems.
Price insurance before the inspection deadline
Iowa’s derecho and hail exposure makes the actual policy wording important. Request a property-specific quote early, including roof settlement terms, exclusions and separate wind/hail deductibles.
If a policy applies a 2% deductible to $400,000 of dwelling coverage, the homeowner’s share is $8,000 for a covered event subject to that deductible. It is not 2% of the repair invoice. Confirm the calculation base in the quote.
Also distinguish replacement-cost coverage from actual-cash-value treatment or roof payment schedules. Sewer backup and sump overflow endorsements address different risks from flood insurance; ordinary homeowners coverage does not automatically cover every source of basement water.
Connect condition findings to financing
A mortgage appraisal does not replace a home inspection. Significant roof, safety or structural deficiencies may require correction before closing, and a seller credit does not automatically satisfy the lender. HUD provides FHA property guidance, while the Consumer Financial Protection Bureau explains the purchase and closing process.
Use the closing cost estimator for transaction expenses, then maintain a separate repair and deductible reserve. Compare ongoing insurance costs in the monthly payment calculator.
For attached housing, also read the condo and HOA underwriting guide: an association’s master-policy deductible can create an owner assessment even when the individual unit suffers little visible damage.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
