Updated October 2026

A higher-priced home in West Des Moines, Johnston, Iowa City or Bettendorf does not automatically require a jumbo mortgage. In 2026, the baseline conforming limit is $832,750 across all 99 Iowa counties. The relevant number is the mortgage amount after the down payment, not the price on the purchase agreement.

Find the conforming boundary before choosing a product

On a $950,000 purchase, a $117,250 down payment produces an $832,750 loan before any financed items. A larger mortgage generally moves beyond the baseline conforming category, where lender-specific jumbo standards become important. Confirm the annual threshold through FHFA Loan Limits.

Jumbo lenders can differ substantially on down payments, credit scores, debt ratios and eligible property types. Two lenders reviewing the same borrower may reach different conclusions because they retain different risks or sell to different investors.

Physician mortgages are another distinct category. Some lenders offer favorable down-payment structures or alternative treatment of qualifying student debt for eligible medical professionals. A physician loan is not automatically cheaper, exempt from reserve requirements or available for every medical occupation.

Document variable compensation and liquid reserves

Executive bonuses, commissions and equity compensation require more than a current salary letter. Underwriters examine history, continuity, vesting terms and whether income is stable or declining.

Prepare a complete package:

Reserve requirements are often expressed as months of housing payments. Retirement assets may receive a discounted value, and unvested stock generally is not equivalent to cash. Avoid moving large sums between accounts without preserving the documentation trail.

Budget beyond principal and interest

Higher-value homes can carry substantial insurance premiums, replacement-cost requirements and property taxes. Iowa’s residential rollback reduces the assessed value used in taxation, but local levies and exemptions still determine the bill.

Iowa Title Guaranty’s stated $175 certificate pricing up to $750,000 should not be treated as a jumbo transaction’s complete title budget. Higher coverage and separate abstract, attorney and closing charges need an actual quote.

Use the arm versus fixed calculator to compare rate structures and today’s rates as a starting point for pricing discussions. The Consumer Financial Protection Bureau offers a framework for comparing Loan Estimates, including points, fees and payments rather than the headline rate alone.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
