Updated October 2026

Buyers searching Fort Dodge, Webster City, Carroll, Denison and Boone often have several financing paths, but no single program fits every address. A house just outside town may qualify for USDA financing while another nearby property does not. Compare location eligibility, household income, mortgage insurance and closing cash before deciding that the smallest down payment is the best deal.

Compare three practical loan paths

USDA Guaranteed loans can provide zero-down financing for eligible primary residences and qualifying households. Both the property location and household income must meet program requirements. Zero down does not mean zero closing costs, and guarantee fees affect the overall expense.

FHA financing can accommodate eligible borrowers with a 3.5% down payment, subject to credit and underwriting requirements. The 2026 Iowa FHA floor is $541,287; use HUD FHA Mortgage Limits to check the applicable limit.

Conventional financing may suit buyers seeking different mortgage-insurance options or stronger long-term payment flexibility. Iowa’s 2026 conforming baseline is $832,750 in every county.

Start with today’s rates, then compare individualized loan estimates rather than headline rates alone.

Understand Iowa’s title-cost advantage

Iowa Title Guaranty uses an abstract and attorney title opinion rather than the typical private title-insurance model. Its $175 flat owner/lender certificate pricing for qualifying coverage up to $750,000 is a notable cost advantage.

That certificate charge is not the entire title or settlement bill. Abstract updating, attorney examination, recording and settlement services can add costs. Request itemized figures through the closing cost estimator so an inexpensive certificate does not become an unrealistic closing budget.

Add assistance and tax timing

The Iowa Finance Authority offers FirstHome for eligible first-time buyers and Homes for Iowans for qualifying first-time and repeat buyers. Available assistance includes a $2,500 grant or 5% second loan with 0% interest, no monthly payment and repayment at sale or refinance. Ask which first-mortgage combinations qualify.

Iowa property taxes arrive in September and March and are paid in arrears. Your closing statement may therefore include seller tax prorations alongside lender escrow deposits. Review both entries, and keep a separate reserve for acreage maintenance or older-home repairs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
