A Des Moines home with a lower asking price can still carry a higher monthly payment than a nearby property with different taxes or an active abatement. In Polk County, start with the parcel, its taxing district and any scheduled assessment changes—not simply the seller’s current escrow payment.

Turn assessed value into a useful tax estimate

Iowa’s residential rollback generally means roughly 46%–47% of assessed market value enters the taxable-value calculation, before applicable exemptions. It does not mean your final tax bill falls by that percentage. Local consolidated levies still determine the resulting charge.

For illustration, a $300,000 assessment multiplied by a hypothetical 46.5% rollback produces $139,500 before exemptions. Apply the parcel’s actual levy next, then account for credits. The Homestead Tax Credit applies to the first $4,850 of qualifying taxable value; it is not a $4,850 cash reduction. Eligible owners age 65 or older can also receive the $6,500 homestead exemption.

The Iowa Department of Revenue explains these mechanisms. Use the monthly payment calculator with a realistic annual tax estimate rather than copying a listing’s monthly figure.

Evaluate abatements beyond the first year

Des Moines tax abatement depends on the property, qualifying improvements and applicable program schedule. An abatement generally concerns eligible added value, not automatic forgiveness of every property tax charge.

Taxes are paid in arrears, with installments generally due in September and March. Closing prorations and lender escrow deposits therefore deserve separate attention.

Match assistance to your purchase

The Iowa Finance Authority offers FirstHome for eligible first-time buyers and Homes for Iowans for eligible first-time and repeat buyers. Assistance options include a $2,500 grant or a 5% second loan with 0% interest, no monthly payment and repayment due at sale or refinance. Eligible military buyers may stack the $5,000 Military Homeownership Assistance grant with an IFA loan.

For 2026, the baseline conforming limit is $832,750 across all 99 Iowa counties; the FHA floor is $541,287 for a one-unit property. Compare available financing and estimated cash requirements using the closing cost estimator, including assistance without treating a repayable second loan as free equity.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
