Updated October 2026

A Beaverdale brick Tudor, a house near Ingersoll, a Sherman Hill renovation and an East Village condo can require very different financing conversations. Price and interest rate matter, but property condition, renovation scope and association finances can determine whether a particular loan works at all.

Older homes need a repair strategy

For an established Des Moines house, investigate the roof, foundation, electrical service, plumbing and drainage before committing every available dollar to the down payment. Attractive finishes do not establish the condition of expensive underlying systems.

If repairs affect safety, soundness or habitability, ordinary purchase financing may require work before closing. Renovation mortgage products can offer another route, but contractor approval, repair scope, contingency reserves and draw procedures add planning requirements.

Tax abatement may apply to qualifying improvements under the relevant Des Moines program. Confirm eligibility and timing before construction begins; do not assume a renovation wipes out taxes on the entire property. Historic-district review and building permits are separate matters from mortgage approval and tax benefits.

Condo approval extends beyond your credit

An East Village condo buyer finances a unit within a larger project. Lenders may examine association insurance, budgets, reserves, litigation, delinquent dues and major repair needs. A strong borrower cannot always overcome an ineligible project.

Ask about special assessments before the financing contingency expires. FHA financing also involves applicable condominium approval requirements; the HUD FHA Mortgage Limits resource provides a starting point for FHA research. Iowa’s 2026 one-unit FHA floor is $541,287, but a loan limit alone does not establish project eligibility.

Understand title and renovation cash needs

Iowa Title Guaranty uses an abstract and attorney title opinion rather than relying on the conventional title-insurance model used elsewhere. Its $175 base certificate pricing for coverage up to $750,000 is not an all-inclusive title-service bill: abstracting, legal work and other services may add costs.

The Iowa Finance Authority houses Iowa Title Guaranty and statewide buyer assistance resources. Use the closing cost estimator to separate title charges from prepaid taxes and insurance. Then reserve money for repairs or condo assessments instead of treating every remaining dollar as available for furnishings.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
