Updated October 2026

An Omaha-area job does not require a Nebraska mortgage address. Council Bluffs offers an Iowa-side option, while Glenwood, Harlan and Red Oak expand the search into nearby communities. The useful comparison is not simply Iowa versus Nebraska tax rates: it is the complete payment on two specific homes, including insurance, commuting costs and applicable exemptions.

Compare actual tax bills, not assessed values

Iowa’s residential rollback generally means roughly 46%–47% of assessed residential market value enters the taxable-value calculation, rather than 100%. The applicable assessment year matters, and local levies still determine the bill. Rollback is not a 46% discount on the final tax payment.

Eligible owner-occupants can also receive the Homestead Tax Credit on the first $4,850 of taxable value. Qualifying homeowners age 65 or older may receive the additional $6,500 homestead exemption. Military exemptions can change the calculation further. Review current rules through the Iowa Department of Revenue.

Use the monthly payment calculator with each property’s actual taxes. Iowa can offer savings, but the state line alone does not guarantee them.

Match assistance to your household

The 2026 conforming baseline is $832,750 across all 99 Iowa counties, and the FHA floor is $541,287. These are loan limits, not automatic approval amounts.

The Iowa Finance Authority offers FirstHome for eligible first-time buyers and Homes for Iowans for qualifying first-time and repeat buyers, with an income ceiling around $183,960 for the latter. Assistance options include a $2,500 grant or a 5% second loan with 0% interest and no monthly payment, repayable at sale or refinance. Confirm current household and purchase-price requirements.

Budget the Iowa closing correctly

Iowa property taxes are paid in arrears in September and March, so seller prorations and escrow deposits deserve attention. Iowa’s transfer tax is generally seller-paid at $0.80 per $500 above the first $500, approximately 0.16%.

Run the closing cost estimator before comparing offers. Offutt commuters with military eligibility should also review the Iowa VA buyer guide.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
